

The Phased-Out Dream Home | Interior Remodel

Choosing to phase out a whole-house remodel can be beneficial for many reasons, whether it’s to stay in the home during the project, access better financing, or optimize cash flow. But the question that these homeowners asked us was: where to start?


What We Did
Phase 1: Bring in the light!
The homeowners purchased this extremely outdated ranch knowing that they were going to have to do extensive remodels to transform it into their dream home. We began by establishing a grand plan with them that included remodelling the kitchen, adding a second floor with additional bedrooms, building a deck off the kitchen, and turning the bedrooms on the 1st floor into a primary suite.
After some research into the permits required for the 2nd floor addition, it was decided that the kitchen would be the first phase, while we gathered all of the necessary information for the special permit, which was very timely, as their vintage "Jetsons-style" cabinets and appliances were beginning to fall apart.
We absorbed the unused "walk-through" office to expand the footprint and bring more light into the kitchen and surrounding spaces. We also created larger openings to the dining and living room to help the space flow better for the larger gatherings these clients love hosting.
Since modern storage needs are ever-increasing, we added a step-in pantry with glass pocket doors and a dry-bar/appliance garage.
To plan for the next phase, and while we had the walls open, we worked with engineers to prepare the structure for the eventual 2nd-floor addition so that when the time came, the clients would not have to undo any phase 1 work. The clients wanted to highlight the beautiful Japanese maple tree in their yard, so we added a slider to the kitchen, with a temporary Juliet balcony railing, which could easily be removed during phase 3, when the deck is built!
